Satara work is mostly independent homes: bungalows in and around the city, row houses, and second homes on the road toward Panchgani and Mahabaleshwar. Rooms can be planned around light and a courtyard rather than around a corridor, which is a freedom apartment design simply does not have.

The climate does real work on a building here. Heavy monsoon, strong sun, and long dry months mean orientation, shading and ventilation are design decisions rather than afterthoughts. Kota and Shahabad stone, lime-washed walls and deep verandas are not nostalgia — they are what performs.

A good many of these homes are commissioned by owners living in Pune, Mumbai or abroad. The VR walkthrough and the weekly photo updates exist precisely for that: you should not have to drive down to find out what your house looks like.

Before you approve it

Walk the whole home before anyone starts work.

Half of these homes are commissioned by owners living in Pune, Mumbai or abroad, and a change of mind that reaches an independent house after work starts means masonry, not a swapped shutter. Walking it first is what makes deciding from four hours away reasonable.

We model your actual configuration — every wall, every bathroom, the kitchen and the balconies — and you walk it at eye height in a headset at the studio. Not a render of one corner at dusk. The whole home, at full size, before a sheet of ply is cut. The plan above is our demonstration model; yours is built from your own drawings and checked against the site.

    Discovery call and site visit

    We measure the home properly, photograph the existing condition, and find the things nobody mentions on a phone call — beam drops, shaft positions, window heights, what the society will and will not allow.

    Requirement brief

    How you actually live: who is in the house, what has to be stored, where everyone ends up in the evening. If you have done the Design DNA questionnaire, this arrives already half-written.

  3. 03

    Space planning and Vastu

    Several layout options rather than one, generated quickly with AI assistance and then judged by a human against light, circulation and Vastu principles. You see the alternatives we rejected and why.

    3D concept and material board

    Photorealistic views of every room, plus the physical samples in your hand. Laminates and stone look different under your own light than they do on a screen, so you get both.

  5. 05

    VR walkthrough

    You walk the finished home at full scale before approving it. Ceiling heights, corridor widths and how the kitchen actually feels to stand in are things no drawing communicates. Changes made here cost nothing; the same change at stage nine costs weeks.

Do you work in Satara, or only Pune?

Both. We have a studio in Satara at Powai Naka, and the work there is genuinely different — more bungalows, row houses and second homes than towers, which changes both the design and the way a site runs.

Do you design in a traditional wada style?

Yes, and it is one of the things we most enjoy. Kota and Shahabad flooring, aged teak, courtyard planning and deep shaded verandas answer this climate far better than an imported city brief does. It can be done in a contemporary way without becoming a pastiche.

Can you manage a project in Satara if I live elsewhere?

That is a large part of what the weekly photo updates and the VR walkthrough are for. Plenty of second homes near Panchgani and Mahabaleshwar are commissioned by owners living in Pune, Mumbai or abroad.
